The Full Recovery Suite

Scope assessed
  • Recovery suite, adjoining wet room and neighbouring bedroom.
  • Four spaces assessed, outdoor areas excluded.
What the examination showed
  • Air renewal insufficient for the expected moisture load. The planned volume could not absorb the humidity produced by the sauna and the cold plunge.
  • Suite lighting at fixed colour temperature, incompatible with late-day use without affecting sleep onset in the adjoining bedroom.
  • High electromagnetic load at the bedroom, the equipment control unit having been installed behind the headboard.
Measures adopted
  • Heat-recovery ventilation sized on the expected moisture load, fine filtration at the air intake, and variable colour-temperature lighting under scene control.
  • The control unit was relocated, and a weekly maintenance protocol for the baths was handed over to the operator.

A Private Performance Gym

  • Lower-ground training room, changing area and adjoining circulation.
  • Three spaces assessed.
What the examination showed
  • Carbon dioxide rising rapidly under exertion, the volume being below ground and served by fixed-rate extraction.
  • Significant reverberation from hard surfaces, degrading intelligibility and limiting actual use of the volume.
  • Uniform, cool lighting at all hours, with no distinction between a morning and a late-day session.
Measures adopted
  • Extraction sized for occupancy under exertion, acoustic treatment on the upper walls and ceiling, technical flooring rated for the loads, and two-mode lighting.
  • Equipment was selected after verification of floor loading and available ceiling height.

A Sculpted Infrared Sauna

  • Sauna, transition lobby and wet room.
  • Three spaces assessed.
What the examination showed
  • No lobby between the hot volume and the adjacent rooms, exposing neighbouring walls to repeated humidity cycles.
  • Timbers and finishes initially specified were emissive when hot, and unsuitable for prolonged use in a dry atmosphere.
  • Drying time of the adjoining wet room exceeding two hours after use, a condition favouring colonisation of the seals.
Measures adopted
  • Creation of a ventilated lobby, substitution of the finishes with untreated low-emission timbers, and rework of the wet room extraction with run-on timing after use.
  • The whole was surveyed at the end of the works and recorded in the compliance report.

A Cold Therapy Room

  • Cryotherapy room, plant room and circulation.
  • Three spaces assessed.
What the examination showed
  • Cabin air renewal not interlocked with start-up, and session monitoring left to the user’s judgement, with no written instruction.
  • Plant room installed against the partition of the room, producing constant background noise in the volume.
  • Single cool-temperature lighting, with no mode suited to a late-day session.
Measures adopted
  • Extraction interlocked with start-up and logged, a session protocol posted in the transition space, acoustic decoupling of the plant room, and two-mode lighting.
  • A preventive servicing calendar was established per item of equipment, and the support line has since handled follow-up with suppliers.

An Integrated Wellness Wing

  • Complete wing.
  • Recovery, training, sauna, changing rooms and circulation.
  • Six spaces assessed.
What the examination showed
  • Summer heat load not absorbed by the envelope, the most exposed façade releasing its heat in the evening.
  • Control distributed across several non-communicating systems, making any coherent usage scenario impossible at the scale of the wing.
  • Water filtration installed downstream of the points of use, with no barrier at the main supply.
Measures adopted
  • Solar protection and thermal mass reworked on the exposed façade, control unified under a single technical layer, and filtration relocated to the main supply following water analysis at the tap.
  • Usage protocols were handed over to the operator.
