The Lif8 Protocol establishes what ought to be done. The advisory work carries it out across three distinct engagements, each available on its own: the feasibility study, specification and construction monitoring, and the choice and supply of the equipment.

The Lif8 Protocol

What the place does to the people in it, measured point by point

112 points across 13 domains, a score out of one hundred with its coverage and reliability, costed immediate actions and works ordered by expected gain.

This is the most frequent point of entry, and it stands on its own. The report is a complete deliverable, usable without further engagement. No preliminary visit is required.

  • Conducted remotely, from the address and the answers provided
  • Fourteen-section report delivered within forty-eight hours
  • Complimentary for a private client · bespoke for a professional · the country in which the property is located, bespoke proposal for professionals

Consulting and client-side advisory

From the feasibility study to handover, a single advisory engagement

We study what the building allows, we write the performance requirements, we compare the tenders, we choose the equipment and we check the result at each milestone.

The division of roles is clear. Lif8 advises and checks. Design remains with the architect or the project manager, alongside whom we work. The works, the supplies and the machines are carried out by the competent professionals, whom we present and whose work we follow through to commissioning.

  • One engagement, three phases, taken together or one after the other
  • Performance requirements written before any company is approached
  • Comparative tender analysis and review of the execution drawings
  • Milestone audits, on documents and on site, then the compliance report
  • Construction monitoring: coordination of the team, schedule and meetings through to commissioning
  • Longevity, fitness and wellness procurement: equipment selection, written specification and acceptance

What each service contains

What the building allows, at what cost and on what terms. It stands on its own and ends with a written opinion: what is achievable as things stand, what becomes achievable subject to conditions, and the conditions to be cleared.

Its purpose is to let you decide before committing to works. Every document received is dated, every assumption is traced, and the conditions to be cleared are listed one by one.

What the study contains
  • Framing: scope entrusted, area studied, the ambition for the place, and the documents received
  • Survey of the place: volumes, heights, access, available capacity, air, water, humidity and acoustics. Conducted remotely, or with a visit where the project and the geography allow
  • Regulatory framework: classification of the place, accessibility, rules specific to certain devices and approval times
  • Longevity programme: the equipment selected domain by domain, from air to sleep, with the benefit sought for each
  • Technical integration: what each device asks of the building, and what the building allows
  • Delivery and placement: the route the equipment takes to its room, and the point in the works when it must get there
  • Layout scenarios: two options at the least, art direction and zone-by-zone programming
  • Costs and roadmap: an investment range, phasing through to commissioning and the decision points
Optional
  • Local or international competitive benchmark
  • Device-by-device economic analysis
  • Profitability modelling and sensitivity analysis
  • Positioning and target audiences

Client-side advisory. We assemble the team, we coordinate it, and we stay beside you through to commissioning.

Design remains with the architect or the project manager, alongside whom we work. You stay in direct contact with the team we present, or with the professionals you have already chosen.

What we run
  • Assemble and present the team, then coordinate it
  • Write the performance requirements, domain by domain
  • Run the tender process and compare the offers received
  • Hold the schedule and the meetings, from kick-off to commissioning
  • Review the execution drawings against the longevity programme
  • Track the arrival and installation of the equipment
  • Check at each milestone that what is being built stays true to the programme
  • Measure at commissioning, then issue the compliance report
  • Raise alerts and report in writing at every stage

Equipment is chosen against the readings and the way the place is used.
